The LBC had made available the following files from its 2026 operations. In the future, we may do some more organization, but for the moment, Homeowners can at least browse what is available.

The proposal from the LBC for the 2027 budget, as delivered to the board. 

Good morning all - At last week's LBC meeting we discussed 2027 budgeting.  Attached is a proposed 2027 budget for your consideration.  

For tree care, Environmental Tree Care provided us with four quotes for structure pruning, to be done over four years, starting in 2027 with Boulder Point and Broadlands Lane.  Structure pruning is recommended because it helps reduce branch breakage and maintains the stability of the tree.  Some trees won't need structure pruning.  The arborist inspected the property in April of this year, and  identified trees as of April 2026 that need structure pruning, and provided us with the four quotes.  Trees will also be cleared as necessary from buildings, streets and walkways.   The quote for the first phase is about $13,000 (Boulder Pt. & Broadlands Lane), second phase quote is about $10,000 (Rock Point), third phase is about $13,000 (Stone Cir.) and the fourth phase is about $14,000 (Plaster Pt. and Boulder Circle).  This could all be done in one year, at roughly $50,000 and would need to be done again in 4-6 years.   We also have a yearly fees for tree pest and health treatments.  If the structure pruning is done over 4 years, clearance trimming will need to be done on the areas not included in the phase for that year, and yearly tree treatments throughout the community will need to be done as well.  For next year, we expect the cost for tree care to be about $26,000 for structure pruning (Phase 1), clearance trimming of certain trees, and tree treatments.  

We have also included amounts for bark mulch to be placed around some trees with surface roots in the turf (to protect roots from mowing damage), metal edging repair or replacements (select areas), seeding projects to be done by volunteers where possible, and turf treatments that are not included in the landscape contract.  The projects for placing mulch around the trees in the turf and edging repair/replacement are also larger projects.  In 2027 we hope to identify the cost of these projects if done community-wide.  

The total suggested for LBC maintenance expenses is $43,500.

For Reserve expenses, we are requesting $35,450 which would be used for turf xeriscape renovations and tree lawn improvements.  We have some areas that may need rock refresh (although the work group can reposition by raking some of the existing rockbed material), plant replacements (the workgroup would purchase plants and install them), dead shrub removals that are too large for the workgroup to remove, at least 1 possible tree removal (at Loretta Cluck's unit), and smaller amounts for materials needed for plant replacements and irrigation adjustments.  

We suggest that $21,000 be allocated for irrigation repairs by High Plains or volunteers.
