How our HOA Insurance works
The Association maintains an insurance policy, paid for out of the dues, which provides property and liability coverage, with many detailed coverages
As a homeowner, you maintain the insurance on your individual unit which is basically a "renters" policy, called an HO-6 policy
You should consult your insurance agent, but the basic idea is that in the event of fire, the HOA policy restores your unit to "as built" condition, the day it was originally sold, with standard contractor appliances and finishes - and you are responsible for your furnishings, personal property, and any improvements by you or previous owners
That nice carpet you installed, the improved range you put in, the high quality paint job, the improved windows -- all those must be covered by your policy
