Snow removal is one of our worst budget items, because if is so hard to predict and so expensive
We have a contract with High Plains Property Management to remove snow on a "time & materials" basis, if we call them out
Because they are time & materials, every square foot that we clear ourselves saves us money
We have a Snow Removal policy which describes how we make the decision to invoke High Plains
We have a Snow Squad that helps remove smaller snowfalls, is instrumental in making the decisions on each case, and often works alongside High Plains. The more people who volunteer for the snow squad, the lower our High Plains expenses in a year
We're flexible in what we do, depending on accumulation, moisture content, likely follow-on weather, temperature, day of the week; many factors enter into the decision whether to spend scarce homeowner dues on professional snow removal
Our two large concrete cul-de-sacs: Broadlands Lane and Boulder Circle are especially needful of professional help, and sometimes we call for help for those two only. Also, on some occasions we have called for professional help only with North facing driveways, which tend to ice over.Â
We try to notify homeowners as soon as we know what we will do in a particular snow event
