Each year the board begins work in late summer under the leadership of the Treasurer to develop a budget for the next year
As part of this process the board updates the reserve budget forecast
Forecasts are also made of likely increases in our costs.
From these a new draft annual budget is created in a series of board worksessions led by the Treasurer
In October, the board meets to adopt its final recommended budget, which is sent to Homeowners at least 1 month before the Annual Members' Meeting
Also during October the board meets with interested Homeowners to answer questions. The Treasurer offers a presentation about the proposed future reserve expenses and the following year' operating budget
Prior to the Annual Members' Meeting the budget (and the slate of board candidates) is circulated for vote by mail/email, ahead of the meeting.
At the Annual Members' Meeting in November, the results of the vote are reported.
The total size of the budget directly controls the dues
According to our Bylaws, unless a majority of Homeowners vote to reject the budget, it is automatically carried, and comes into effect in January.
