Each year the board begins work in the fall to develop a budget for the next year
As part of this process the board updates the reserve budget forecast
From these a new draft annual budget is created in a series of board worksessions led by the Treasurer
In October, the board meets to adopt its final recommended budget, which is sent to Homeowners at least 1 month before the Annual Members' Meeting
During October the board meets with interested Homeowners to answer questions
At the Annual Members' Meeting in November, the Treasurer offers a presentation about the proposed future reserve expenses and the following year' operating budget
The total size of the budget directly controls the dues
According to our Bylaws, unless a majority of Homeowners attend and vote to reject the budget, it is automatically carried, and comes into effect in January.Â
