Beginning in late 2025 we have a program of pre-emptive gutter cleaning for the worst cases

The Association has over 850 gutters, so it is cost-prohibitive to have vendors clean every gutter with ladders and hoses, and it isn't necessary

Instead we have begun to gather data on which gutters we need to clean several times a year, because of nearby trees

We will do pre-emptive cleaning three times a year

1. In the spring, after the trees drop their seeds

2. In the early fall, to get summer debris, shingle granules, and early leaf falls

3. In the early winter, after leaf fall
